Our experience with Sydlands Homes was ... mixed. On the positive side, the design team was genuinely helpful, and the final house layout works perfectly for our family. However, we had to lodge several defect rectification requests after moving in – cracked cornices, a leaking shower screen, and uneven flooring. The good news is that the warranty team did respond and fixed everything within a few weeks. It just felt like the final quality control before handover could have been much better. A decent builder, but don’t skip your own independent inspections.

After almost two years of delays, cost blowouts and constant chasing for updates, we’re finally in our new home – but the process with Sydlands Homes was nothing short of exhausting. What was meant to be a 12‑month build turned into 22 months, and communication was almost non‑existent unless we chased them. How do payments work?

We follow the standard NSW progress claim system, aligned with physical work completed on site. Claims are issued at:

Base / Slab – 15%
Frame – 20%
Lockup – 20%

Fixing / Fit-off – 15%
Practical Completion – 10%

Each invoice is accompanied by a progress report and photographic evidence. You are also welcome to inspect the site with your supervisor prior to payment.

How do I stay updated during construction?

You’ll receive a weekly site diary via email, including:

Photos of works completed
Onsite issues (if any) and how they were resolved
Upcoming trades and milestones
Safety reminders and access notes
